Even as recently as a decade ago being self employed was a distinct disadvantage when you went to get a loan in the United Kingdom. UK Lenders just did not like it that they could not ask for that pay stub as proof of employment when you wanted to get a mortgage or other secured loan. Thanks to self cert loans that problem has been resolved for the self employed.

As often happens with change, the market dictated it. More and more people are leaving their jobs behind and becoming entrepreneurs and firms are hiring contractors rather than taking on more full time staff in record numbers. A flexible loan will give you the ammunition you need to overpay, underpay and take an occasional payment holiday as your revenue spikes and drops with your industry's seasonal changes.

Person-To-Person Loans - You Can Earn Better Returns


Person-to-Person lending (also known as Peer-to-Peer or P2P) is fast becoming an attractive way for borrowers and lenders to connect directly. It is like the EBay of the banking world. In the past, you would deposit your funds at the bank and depending on the amount and term, the bank would pay you interest. Current certificate of deposit rates range from 3.50% to 5.00% APY. Basically, the bank then makes loans with your funds and their income is based on the spread between your rate and the loan rate. Well, why let the bank have all of the fun? Now, you can lend direct and earn more interest.

There are three main services: Prosper.com, LendingClub.com, and Zopa.com. Prosper gives you plenty of details such as the credit score, Debt-to-income ratio, etc., so you can make informed lending decisions. Prosper.com allows the lender to seek additional details about the borrower, although the borrower doesn't have to respond. Of course, then the lender doesn't have to lend to them. Many lenders spread out their funds in $50 to $100 increments to minimize overall risk. Looking at data from Prosper (6/1/06 to 4/21/08), average rate of return for AA borrowers is 6.64%. Some people will sprinkle in some lower quality loans to try to bring the return up. Your funds aren't guaranteed, however. With Prosper you can get started with $50.00. Certainly not much to risk, to get your feet wet.

Lending Club isn't currently accepting new lenders. The site says, "Lending Club has started a process to register, with the appropriate securities authorities, promissory notes that may be offered and sold to lenders through our site in the future." They use a system they call LendingMatch to suggest a portfolio of loans to the lender. It takes various aspects of your profile and matches you with borrowers that you may have a "connection" with. That connection can be you both like dogs and are MySpace addicts. The lender can override the suggestions and make their own decisions.

Zopa operates a little differently. They tie your investments in with an NCUA insured CD. They partner with various credit unions to accomplish this. As a result, your funds are insured up to $100,000, but the earnings compare with 1-year CDs. Currently they are advertising 3.75%. The minimum required to start at Zopa is $500.00. Zopa has a feature where you must agree to help at least one borrower out. You do this by reducing your earnings rate and as a result, reducing the borrowers loan rate. People helping people is the true theme of all three services. The fact that everyone mutually benefits makes it very rewarding.

I don't think the person-to-person lending will replace other investment alternatives, but I do think it can add some return to a well-balanced portfolio. If you manage your lending portfolio well, the returns are certainly attractive compared to other investment vehicles. Our specialty will remain with quality, guaranteed returns in certificates of deposit, but I certainly believe putting some extra funds at Proper or one of the other services is a good idea.

A question that is regularly being thrown around in the UK mortgage and loan industry (due to increasing regulation and emphasis on treating customers fairly) surrounds self certification. "Are people risking true affordability levels when applying for a self certification loan?" Does this suggest that tighter regulation should be in place when allowing customers to self certify their income?

The whole basis of self certification or self declaration loans it that they facilitate a customer, who is unable to prove all of their earnings for what ever reason that may be, (for example they are paid in cash or have multiple sources that some lenders may not take into account when making their assessment of the loan application) to sign a disclaimer stating that they can afford the loan based on their declared income.

Because of the increase risk involved in offering customer the ability to self certify their income, it is usual for self certification loans to be more expensive and have stringent underwriting requirements such as having a deposit/more equity available in their property, to mitigate such risk.

However, are we opening ourselves up to a culture where you can take out a loan that you really can't afford? Giving people the ability to falsify their income...

Self certification loans certainly have their uses when applied in the correct manner, especially for those customers who are self employed or receive income from investments that lenders simply won't take into account.

But it does beg the question, is allowing a customer to sign a piece of paper saying they can afford a loan or mortgage without any further proof of income responsible lending? With the down turn in the UK market at present, I would suggest that self certification is an area of lending that is in strong need of review.

Ten years ago if you were self employed you were very limited to the deals that were available to you. Lenders tended not to like it if you couldn't prove you income when apply for a secured loan or mortgage.

Things have changed, because they have had to. Now many more lenders have had no choice but to offer self certification loans and mortgages in order to service more customers.

With a self certification product you can state your income without having to provide payslips. Such loan and mortgage products are available with specialist and some high street lenders.

The hook is that with a self cert loan you will normally have to pay lager deposit and slightly higher interest rates than a standard borrow would. You should also be prepared to incur slightly higher fees as well.

Different lenders will have different criteria. Some will be more concerned about affordability, others with job title and credit history others will require accounts, accountants letter or bank statements.

Whether you are with a specialist lender or a high street one, you will generally need a minimum of a 10 per cent deposit (some 5 per cent). In most cases the bigger the deposit you put down the lower the interest rate will be, because you are reducing the lenders risk. You will also pay more fees when putting down a small deposit.

Self Certification loans and mortgages used to only be available through specialist lenders, but this is now changing. A handful of dynamic lenders have realised that they need to include the self employed into their mainstream products.

Even if you do not have three years worth of accounts, do not think that a self certification product is your only option. Lenders are now embracing more sophisticated credit scoring techniques to better weigh up the potential lending risks.

Another bonus for the self employed, is that if you can get together a 25 per sent deposit then you will be able to approach most lenders and choose from their mainstream loan products. Also because of the size of the deposit you are putting down, many of the fees will be crossed out.

Although self cert loans are a lifeline to many legitimate people there are a small number of borrowers that take advantage by lying about their income. Over inflation of income in order to have access to more lending or get on the housing ladder is not only illegal but also very dangerous. People that do this will often find that eventually they fall behind on their loan repayments and can face repossession. It pays to make sure that you are always honest on your application.

The key rule is to ensure that your mortgage loan repayments are going to be affordable. Flexible mortgages are great for the self employed that might have seasonal spikes and dips in their income. They allow you to overpay, underpay and take payment holidays if you wish to.

The best way to ensure you get a good deal and the right product is to use a good broker. They will have access to a number of lenders and products and be able to advise you on the best cause of action.
